Positives: -Beautiful site, quiet, private, good location, nice pool. Negatives: -Not clean (hair in our bathroom, and old coffee in coffee maker upon check-in); flies on the scones at breakfast, table not cleaned. -Pancakes not cooked well (burned on outside, raw batter at center). -Was not asked about my stay experience during checkout. -Overpriced.

This place is incredible. My girlfriend took me here for my birthday and we had a really fantastic stay (Dormer Suite). The barn winery is very stylish, and the wine tasting well worth it. Our room was clean, tastefully furnished, well-appointed and extremely comfortable. The B&B also has a pool table, piano, bar and wonderful sunny breakfast room. There're hiking trails out back and the farm was quite charming. Would definitely stay here again.

Beautiful property. Our friend's son got married here. Infused water outside was a very nice touch. Apparently, when you book these folks for a night and a wedding the next day, they essentially give you access basically to the whole property. The food was catered by Jose Garcas, an Iron Chef. The appetizers were some of the best food I have ever eaten in my entire life. Homemade mozzarella was literally made before your eyes, rolled in sea salt and a drop of balsamic vinaigrette. Butternut squash was soaked in buttermilk and garlic and tasted just like potato salad. Purple cauliflower was marinated in balsamic vinaigrette. Lobster and bacon crudites were served on crackers. Dinner consisted of Kobe beef, duck fat fries (yes, you heard right...French fries cooked in duck fat). Never had a meal like that before (and don't know when I will again). Getting hungry typing this.

This is our first visit and I am in love with the property! The horses, goats and sheep were delightful to watch and the dogs will keep you company. The rooms are super comfortable and our bathroom has an amazing tub and view. Last night we had a fire in our room which definitely puts this B&B in the 5 star category. Alex and Mark were very accommodating as well as professional and helpful. Chris will feed your breakfast needs with yummy creations from the beautiful kitchen serving good strong coffee on the side. No skimping on service at this B&B!! A must visit when you're in the area.

We got married here and our entire wedding party stayed with us at the B&B. Beautiful location, wonderful people, and a great weekend overall!! :-) We stayed in the 2-story hideaway cottage which featured a newer bathroom with glass shower and rain head. The breakfasts were delicious as was the wine!

How much do I love Sweetwater Farm B&B? Enough to go every year for the last four years. Enough to tell virtually everyone I know about it (especially if they have a dog) even if it means risking it's status as a true hidden gem. I live in NYC, and it's about 2.5 hour drive from Manhattan, not too shabby. I'm always ecstatic to arrive, the property is absolutely gorgeous, especially during peak foliage season. There are stables with horses, goats (including a fainting goat!) and sheep, a working vineyard, a fully restored barn from the 1800s (for weddings and corporate events), hiking grounds, a pool, jacuzzi and a small gym. They've thought of everything. We always stay in one of the cottages (because they're dog-friendly), and most of 'em have fireplaces, fully-stocked kitchens, luxuriously comfy beds, and that sort of rustic, old-world charm you can't duplicate easily. iPod docks too! The breakfast is outstanding - we visited last week and had fresh fruit with homemade granola, mini raspberry muffins with maple butter, perfectly poached eggs and sausage (which I didn't try because I'm vegetarian), bottomless coffee... so delicious. Also, if you get the munchies later on in the day, there's always a fresh batch of homemade treats on the kitchen counter. Heaven.

Took my husband for his birthday weekend surprise and it was great. We stayed in the Brandywine Cottage and it was really lovely....Great bedding, towels, jacuzzi, and shower. We used the pool, really enjoyed the wine tasting at the Grace Winery which is on the property (Thanks, Maribeth!), and the breakfasts were delicious. Farrell helped set up everything for us - massages at Avante Spa were excellent. Dinner at the Dilworthtown Inn was superb. And the Garden Cafe (at Styer's) dinner was beyond our expectations. It was a place I'd consider going back to again...

This place is simply amazing. Tucked back off a quiet road, surrounded by rolling fields and old growth trees, horses grazing in a paddock just a short walk from the door - it's like an Andrew Wyeth painting come to life. The 18th and 19th century farmhouse is absolutely beautiful, cozy, and gorgeously appointed. Staying here always makes me feel like I've gone back in time and am staying with my rich aunt and uncle in their lavish country estate. Although I've never had the opportunity to use it, there's a beautiful pool and jacuzzi open seasonally in the back of the inn. Daily, homemade breakfast is served in the dining room. We used to stay in the Holiday Inn Express or the Best Western when visiting my Mom - they're slightly closer to her, and the only "chains" in Glen Mills - but since we've made the switch to Sweetwater, we'll never go back. HIGHLY recommend.

We just got back from a two-day stay here and could not have been happier. We picked it somewhat randomly because we just wanted somewhere dog-friendly not too long of a drive from DC. I got worried on the way because we came in on not so scenic Baltimore Pike. However, once we got onto the back roads and then pulled into the driveway I knew we'd made a good choice. I believe the property sits on 50 acres and the focal point is a large stone home that looks like it was built in the 1800s. There are a number of smaller buildings on the property including the cottage where we stayed. There is also a fenced-in pool, pond, gorgeous barn and lots of lush, green land to roam around on. We stayed in the Herb Cottage which was very tight both in the bedroom and bathroom. However, we picked it because it has a private deck and that's where we spent most of our time so it was fine. We could sit outside on the deck and block the stairs so the dog wouldn't go anywhere. In nice weather, breakfast is served outside on the patio and boy is it delicious. They offer fresh pastries, a first fruit course and a second hot course. And of course they have coffee and juice available. Both mornings our food was delicious, especially the pastries. If you're looking for something quiet, beautiful and dog-friendly, this is it. I'd love to come back with a few other couples and rent some of the cottages as a group. I'm not sure we'd want to come back in the winter, particularly to the Herb Cottage because it's so small, but in the summer it's perfect. I would highly recommend this for a nice weekend getaway.

Just finished our third stay at Sweetwater, and it was yet another wonderful getaway. All of my trips there have been in the winter...and I confess that I'm now scouring my calendar to figure out when I can go back in the summer months. The rooms are comfortable and clean, the breakfasts are delicious, and the location is really, really convenient.

Our second stay here and was just as enjoyable as our first. Sweetwater is as comfortable and inviting a b&b as you'll ever find. Rooms are large and bathrooms are all updated. Common rooms are totally relaxing and the grounds are spectacular. Breakfast is amazing as well. This is the place to go for an escape.

Loved staying here! My wife and I celebrated our 10 year anniversary with a short getaway to Sweetwater Farm. Everything about the place was excellent: food, room, grounds. and staff. Highly recommend staying at Sweetwater.

I can't believe there aren't more reviews of this charming country B&B on Yelp. Maybe to keep it as a hidden gem? We were here for a wedding - and my boyfriend's family rented the entire property. The grounds are beautiful and the staff is incredibly friendly. The woman at the horsebarn talked to us for 30 minutes about all the animals - horses, pony, goats, sheep and dogs, all incredibly friendly and beautiful and all rescued animals. The main building is beautiful, and the little cottages (where we stayed) could not be better - flat screen TVS, modern bathrooms with a separate shower/jacuzzi tub. All the charm of the country with all the modern conveniences. Not your typical B&B Breakfast fare, either. Eggs, Quiche, muffins, homefries, coffee, juice? Every Day? I love you, Sweetwater Farm. Can my whole family just come live here?

A wonderful B&B that ended up feeling like home. I was in the area for a week-long training class. I felt right at home at the Sweetwater Inn. The estate is quite large and you got a chance to roam around the property. The downstairs had a billiard table and lots of big, comfy leather chairs. I stayed in the Dormer Room - which was one of those great rooms with the slanted ceiling. It had a sitting area and a very spacious bathroom. The breakfast is really good - most mornings it would start with some sort of fruit and bread (scone, muffin, etc) Then they would serve the main dish - I had ham & cheese omelette's, Belgian Waffles and great peppered bacon. My & husband and I love this area too - about 10-15 minutes from most sights in the Brandywine area - about 15-25 minutes from King of Prussia Shopping and about 30 minutes from Philadelphia.
